Ron answered before Collins could.

“Apparently.”

I looked directly at him.

“Margaret died three years ago.”

Linda sat down hard on the arm of the couch.

Ron said nothing.

The Paper Had Already Been Filed

I called Rebecca Shaw.

Rebecca had handled Margaret’s estate and had helped us update the trust years earlier.

I told her only what mattered.

Someone had filed a deed transferring the cabin.

Margaret’s signature was on it.

Rebecca stopped me.

“Don’t let anybody leave with documents.”

“The deputies are here.”

“Good. I’m coming.”

She arrived forty minutes later carrying a laptop bag and wearing jeans and a navy rain jacket.

She barely acknowledged Ron.

Instead, she sat beside me at the kitchen table and pulled up the county property records.

I watched her face.

Her mouth tightened.

“Tom.”

“What?”

She turned the screen toward me.

The deed wasn’t just something Derek had created and emailed to his father.

It had been recorded with the county the previous week.

According to the public record, I no longer controlled the cabin.

Rebecca clicked through another screen.

Then another.

She picked up her phone and walked onto the porch.

I could hear only pieces of the conversation.

“Fraud concern.”

“No disbursement.”

“Immediately.”

When she came back inside, she shut the door.

“There’s a loan application tied to this property.”

I looked at her.

“How much?”

“Three hundred twenty thousand dollars.”

Linda whispered something I couldn’t hear.

Ron stared at the floor.

Rebecca continued.

“The cabin is being used as collateral. The loan hasn’t funded yet.”

“Can you stop it?”

“I just did, temporarily.”

That was the first good news I had heard since turning into the driveway.

Rebecca looked toward Ron.

“Where is Derek?”

As if he had been waiting for his name, a black SUV pulled up beside the U-Haul.

Derek got out.

Claire stepped out of the passenger side.

My daughter looked at the truck, then at the deputies, then at me.

“Dad?”

Derek came up the porch steps quickly.

“This has gotten completely out of hand.”

Rebecca stood.

“Actually, I think we’re just starting to understand it.”

Claire looked at her husband.

“What is she talking about?”

Rebecca turned the laptop around.

“Did you sign documents concerning this cabin?”

Claire stared at the screen.

“Derek gave me some papers a few weeks ago.”

My stomach tightened.

“What papers?”

She looked at me.

“He said they were about the inheritance. About what happens with the cabin later.”

Derek cut in.

“That’s exactly what they were.”

Rebecca raised one hand.

“Let her answer.”

Claire swallowed.

“There was an affidavit. Maybe two. I signed where he marked.”

“Did you read them?”

Claire didn’t answer.

She didn’t have to.

I looked away and saw Margaret’s blue coffee mug still hanging beside the sink.

It had been there for three years.

Their boxes were stacked underneath it.

Rebecca pointed to the deed.

“Claire, this says the trust transferred the cabin to you and Derek six months ago.”

Claire’s face went pale.

“No.”

Then Rebecca tapped Margaret’s signature.

“And this says your mother approved it.”

Claire leaned closer.

For several seconds, nobody spoke.

Finally, she whispered:

“Mom couldn’t have signed that.”

Derek rubbed both hands over his face.

“There’s obviously some kind of paperwork mistake.”

Rebecca looked at him.

“Then explain the $320,000 loan.”

He froze.

Only for a second.

But I saw it.

So did Claire.

“What loan?” she asked.

Derek turned toward her.

“Claire, not here.”

“What loan?”

He lowered his voice.

“We need to talk privately.”

Claire stepped away from him.

Rebecca closed the laptop.

“Nobody is discussing this privately until we know exactly what has been filed.”

Deputy Collins moved closer to the doorway.

Derek looked around the room, and for the first time that afternoon, he seemed to notice that nobody was taking instructions from him.

Outside, the back of the U-Haul was still open.

Half of Ron and Linda’s furniture remained inside.

Half had made it into my cabin.

And Margaret’s old door code was gone.

But the loan money hadn’t moved.

The cabin hadn’t been sold.

And now everyone in that room knew one thing Derek had apparently counted on us never checking:

A dead woman had signed away my house.

The Document Derek Needed Me to Believe

Claire was still staring at her mother’s signature when Rebecca reopened the county records.

“There’s something else.”

Derek exhaled sharply.

“Rebecca, you’re turning clerical errors into some huge conspiracy.”

Rebecca ignored him.

She rotated the laptop toward me.

The next document was titled NOTICE OF SUCCESSOR TRUSTEE.

I read the first paragraph twice.

According to it, I had voluntarily stepped down as trustee of the Hale Family Trust because of “progressive cognitive impairment.”

Derek Mercer had been appointed in my place.

I looked up.

“I resigned?”

Derek put his hands in his pockets.

“I’ve never seen that document.”

Rebecca pointed near the bottom.

Attached was a letter from a physician named Dr. Steven Marks stating that I could no longer reliably manage financial matters.

I knew Steven.

He had been my doctor for years.

“Steven died last year.”

Rebecca looked at me.

“When?”

“Eighteen months ago.”

Claire covered her mouth.

Derek shook his head.

“Then somebody made a mistake.”

Rebecca stared at him.

“That’s two dead people signing documents that benefit you.”

He said nothing.
